RXR’s 75 Rockefeller Plaza, its office floors nearly 100% leased, landed a large and juicy retail tenant — Jack D’s Steakhouse, an open-flame eatery of nearly 9,000 square feet.
More than just another restaurant lease, the deal marks another step forward for the 627,000-square-foot tower, which went through several debt restructurings before RXR head Scott Rechler brought California-based hedge fund Farallon Capital Management in as a 49% partner earlier this year.
The 210-seat steakhouse is owned by Christopher Dorrian, son of famed Upper East Side tavern owner Jack Dorrian, and Craig Pogson, a former partner in French boite La Goulue.
Jack D’s will open with an Art Deco design in late 2026 on 75 Rock’s West 52nd Street side.
The currently vacant space is next door to American Girl Place.
The deal reflects the Big Apple’s seemingly inexhaustible appetite for red meat, a phenomenon that has seen one giant steakhouse after another open and thrive despite the food media’s preoccupation with vegan menus.
The 15-year lease covers 8,619 square feet on the ground floor and 3,175 square feet on a mezzanine. RXR was repped in the transaction by Cushman & Wakefield’s Michael O’Neill, Jason Greenstone and Taylor Reynolds and by Daniel Birney, Walter Rooney, and Heidi Steinegger in-house.
The tenant repped itself.
RXR managing director Bill Elder said the restaurant “will bring energy” to the property. He noted that “premier properties in world-class locations like 75 Rock, which is now nearly fully leased, continue to outperform” the market.
Although some older leases at 75 Rock are for below-market values, recently signed ones had asking rents above $100 per square foot.
Major tenants include Macrae, BasePoint and Guidehous.
