American Brasserie The Smith, Slice shop Parla taking over Red Lobster’s former Times Square location

A large new restaurant complex is coming to 582 Seventh Ave., the former Red Lobster location at West 41st Street. Corner Table Restaurants signed a 17,000 square-foot lease to house a fifth location of popular American brasserie The Smith and a slice-shop outpost of Corner Table’s Upper West Side pizza brand, Parla.

The former Red Lobster location at 582 Seventh Ave. will be replaced by a new restaurant complex in early 2028.

The two-level space puts The Smith and Parla under the same roof for the first time. To open in early 2028, the eateries with a combined 300 seats will bring a new flavor to the tower formerly known as 5 Times Square, which developer RXR is converting from offices to as many as 1,250 rental apartments.

The Smith and Parla deals reflect the culinary energy of 42BELOW, the mosaic of neighborhoods roughly bounded by West 30th and West 42nd streets between Sixth and Eighth avenues. The district saw a growth of 15.3% in food and beverage storefronts in the past two years.

JLL vice-chairman Patrick A. Smith, whose firm represented RXR, said the Smith and Parla signing “is the exciting culmination of a shift already well underway in the area. Top restaurants and innovative F&B concepts have been steadily establishing footholds in 42BELOW and  Corner Table saw a huge opportunity in this burgeoning neighborhood.”
