Strong leasing momentum in the Feil Organization’s portfolio snared another new tenant —  HDR Engineering, which signed for 74,000 square feet on three full floors at 7 Penn Plaza, formerly known as 370 Seventh Ave.

HDR, the largest US-based employee-owned architecture and engineering firm, will move from 500 Seventh Ave., where it had 63,000 square feet. The asking rent was $70 per square foot.

The deal brings 7 Penn Plaza to 90% leased. Other tenants include Estreich & Co., life science company SOSV and Feil’s own headquarters.

The 18-story, 1921-vintage property has 357,000 square feet. It recently underwent a capital improvements program, including a tenants’ rooftop lounge now under construction.

JLL represented HDR and Feil commercial leasing head Andrew Wiener and Kyle Young repped Feil in-house.

The deal follows a recent 53,000 square-foot lease with philanthropic Robin Hood at Feil’s 841 Broadway, which brought the property to 100% occupancy, and MiQ Digital’s 42,000 square-foot expansion at 261 Fifth Ave.
