As Charles S. Cohen rebounds from debt issues, leasing proceeds apace at his company’s 475 Park Ave. South.

The 400,000-square-foot building just completed five deals totalling 46,000 square feet. In the largest, International Workplace Group (IWG), parent of Regus (RGN), signed for 22,000 square feet on the 26th and 27th floors. IWG/Regus will use its new location to expand its Midtown South presence.

In addition, Millennium Alliance doubled its space to 20,020 square feet. CRC North, Contour Venture Partners and Starbucks each signed new or extension leases.

The tower recently saw a $40 million, multi-year transformation. A new glass curtain designed by Cesar Pelli was completed five years ago.
