OceanSound expands at SL Green’s 450 Park Ave

OceanSound, a subtenant at SL Green’s 450 Park Ave., has expanded from less than 22,000 square feet to more than 32,000 sf under a new, direct lease.

SLG leasing director Steven Durels said the deal typifies activity at the 33-story tower that was recently upgraded. Other prominent tenants include Banco Bradesco, Blue Crest Capital Management and Steadfast Financial, as well as Aston Martin’s ground-floor showroom.

Asking rents in the tower have been reported at $170 per square foot.


Westville, the growing chain of American casual restaurants, signed for its 12th city location at 540 Third Ave. at East 36th St. The 4,148 square-foot lease was negotiated for the landlord, a joint venture of Gilar Realty and Ranco Capital, by Meridian Capital Group’s James Famularo and Jordan Langer.

The tenant was repped by CBRE’s Robert Bonicoro and Betsy Da Silva.

The new Westville is part of the retail space at The Dian, a 22-story luxury rental apartment building designed by Ismael Leyva Architects with the address of 162 E. 36th St.

Famularo said the lease typifies recent advances in Third Avenue’s retail fortunes, especially in food and beverage activity.
